Seepage is Bangalore's most common home problem — and the most misdiagnosed. Most homeowners paint over damp patches or apply a quick sealant, only to see the problem return within one monsoon. The reason: surface treatments don't fix the source.
This guide covers every type of seepage found in Bangalore homes, what causes it, and what a permanent fix actually involves. We've handled hundreds of seepage jobs across Whitefield, Koramangala, HSR Layout, Indiranagar, and Yelahanka since 2024.
The 4 Types of Seepage in Bangalore Homes
Before any fix can work, you need to know which type of seepage you're dealing with. The source determines the solution.
| Type | Where You See It | Actual Source | Permanent Fix |
|---|---|---|---|
| Terrace seepage | Ceiling cracks, water stains on top floor walls | Failed terrace waterproofing above | Terrace waterproofing treatment |
| Wall seepage | Damp patches mid-wall, peeling paint, salt deposits | Plumbing leak behind wall OR external water entry | Pipe repair + crystalline injection |
| Bathroom seepage | Damp in flat below, bathroom floor wetness outside | Failed waterproofing under bathroom floor/walls | Waterproofing membrane application |
| Basement seepage | Wet basement walls, water pooling at floor | Rising damp from soil + hydrostatic pressure | Crystalline waterproofing + drainage channel |
Wall Seepage Fixing — The Most Common Call We Get
Wall seepage in Bangalore apartments is almost always one of two things: water traveling down from a leaking terrace above, or a plumbing pipe leaking inside the wall. The damp patch on your wall is just where the water surfaces — not necessarily where it enters.
How we diagnose it: We check the floor above for terrace waterproofing condition, tap the wall to identify hollow sections (water-damaged plaster sounds different), and check pipe routes against where the damp appears. If the damp is directly below a bathroom or terrace, the source is almost always above. If it appears on an external-facing wall with no room above, it's rising damp or external water entry.
Wall Seepage Treatment Process
- Identify and repair the water source (pipe leak or terrace waterproofing)
- Hack out damaged plaster (typically 1-2 inches deep)
- Apply crystalline waterproofing compound to the exposed concrete
- PU injection grouting for active cracks (stops water even under pressure)
- Two coats polymer-modified plaster
- Allow 48 hours curing before painting
Wall Seepage Fixing Cost — Bangalore 2026
| Scope | Cost | Includes |
|---|---|---|
| Small patch (up to 10 sqft) | ₹4,000–₹8,000 | Hack, treat, plaster |
| Full wall (100-200 sqft) | ₹12,000–₹25,000 | Full treatment + plaster |
| PU injection grouting | ₹800–₹1,500/metre | Active crack sealing |
Terrace Seepage — Water Coming from Above
If dampness appears on top-floor ceilings or top-floor walls, the source is almost always the terrace above. Bangalore's monsoon delivers 960mm of rain annually — a single crack in terrace waterproofing lets significant water in over 4 months of rain.
Surface painting or patching the ceiling is the wrong fix. The water will find another path and the patch will peel within a season. The only permanent fix is waterproofing the terrace from above.
Cost: ₹35–₹83/sqft depending on method. Full details in our terrace waterproofing cost guide.

Bathroom Seepage — The Most Ignored Problem
Bathroom seepage shows up in two ways: wetness on the floor outside the bathroom (waterproofing membrane failure at the floor-wall joint), or damp patches in the flat below (water seeping through the floor slab). Both have the same cause — failed or absent waterproofing under the bathroom floor.
Fixing bathroom seepage without breaking tiles is possible using injection grouting for joint failures. But for significant membrane failure, the tiles need to come up, new waterproofing applied, and tiles relaid. Full guide: bathroom leak without breaking tiles.
Cost: ₹8,000–₹25,000 per bathroom depending on method and tile relaying required.
Why Most Seepage "Fixes" Fail in Bangalore
The three most common mistakes we see when called back after a failed previous attempt:
- Treating the symptom, not the source — painting over damp patches or applying waterproof putty without finding where the water enters. Works for 1-2 months, fails at first monsoon.
- Skipping surface preparation — applying treatment over weak, damp plaster. The new layer debonds from the substrate and fails. Correct prep means hacking back to sound substrate.
- Single-coat application — most waterproofing systems require 2-3 coats at minimum thickness. Under-application to save cost halves the effective life.
At LoklFix, every seepage job starts with a proper diagnosis. We don't quote a price until we understand the source.

Seepage Fixing FAQs
Wall seepage treatment: ₹35–₹65/sqft. Bathroom seepage: ₹8,000–₹25,000. Terrace seepage (waterproofing from above): ₹45–₹83/sqft. Basement seepage: ₹50–₹75/sqft. Free inspection confirms the exact cost for your case — seepage treatment can't be priced accurately without seeing the source.
For hairline cracks and minor seepage, PU injection grouting can fix seepage without major hacking. For significant plaster damage or active damp, the plaster needs to come off so the treatment reaches the concrete substrate. Applying over weak plaster guarantees failure.
The flat above is responsible for maintaining their bathroom waterproofing. In practice, the fix is usually negotiated between residents or handled by the apartment association. We've helped mediate several such cases — call us and we'll assess which flat's waterproofing has failed.
Waterproofing materials need dry conditions to cure properly. Emergency surface sealing can be done during light rain, but full treatment should wait for a dry window of 48-72 hours. We schedule jobs around the weather and can advise on timing.
Pipe leak: damp appears suddenly, in a defined patch that doesn't change much with rainfall. Terrace seepage: damp gets worse during or after rain, appears on top-floor ceilings or upper portion of walls. Rising damp: appears on ground-floor walls, typically as a horizontal line of dampness 30-60cm above floor level. Free inspection will confirm the source.
