Waterproofing — Costs & Materials
Terrace waterproofing in Bangalore costs ₹35–₹83 per sqft installed, depending on material: bitumen ₹29–35, polymer cementitious (Dr. Fixit/Asian Paints) ₹45–55, APP membrane (STP) ₹55–70, PU liquid membrane ₹68–83. A 1,000 sqft terrace typically costs ₹45,000–₹65,000 using Dr. Fixit or Fosroc polymer with primer and two coats. This includes surface preparation — if a contractor quotes below ₹30/sqft, they are skipping surface prep or applying a single coat.
Dr. Fixit (Pidilite) is the most widely available brand in Bangalore and performs well on standard apartments built after 2005. Fosroc has better crack-bridging capability — its Brushbond TG product bridges cracks up to 3mm versus Dr. Fixit Newcoat's 1mm. For buildings older than 10 years with visible cracks, Fosroc is preferred. For new or mid-age apartments with standard seepage, Dr. Fixit performs comparably at slightly lower cost. Both brands require the same surface preparation and number of coats to perform correctly.
Quality polymer or PU waterproofing in Bangalore lasts 7–10 years when applied correctly on a properly prepared surface. Bitumen systems last 5–7 years. APP membrane (STP, 4mm) lasts 10–15 years. Cheap acrylic paints marketed as waterproofing last 1–2 years. The lifespan depends more on surface preparation and number of coats than on brand. A correctly applied Dr. Fixit 2-coat system outlasts a single-coat Fosroc system every time.
For Bangalore bathrooms, Dr. Fixit Pidicrete URP or Fosroc Nitobond SBR are the standard solutions — both are cementitious systems that bond to concrete and tile adhesive mortar. If tiles are already laid, PU injection grouting into the grout lines is used instead of breaking tiles. Under-tile bathroom waterproofing costs ₹8,000–₹20,000 per bathroom. Injection grouting (no tile-break) costs ₹10,000–₹18,000 per bathroom.
Waterproofing should not be done during active rain or on a wet surface. The substrate must be dry for at least 48 hours before application. In Bangalore, June–August is high-risk for applications — rain can interrupt curing. However, waterproofing can be done during monsoon if you have covered the area and can guarantee 48–72 hours of dry conditions during application and initial curing. Pre-monsoon (February–May) is the recommended window. Post-monsoon (October–November) is the second-best window.
The three most common reasons waterproofing fails repeatedly: (1) Surface preparation skipped — new coating applied over failed old coating without hacking it off. Old delaminated layer causes new layer to fail within one monsoon. (2) Root cause not diagnosed — visible leak point patched without finding the actual entry point, which may be 2–5 metres away. (3) Wrong material for the problem — polymer coating applied to a building with expansion joint failure or structural cracks, where only PU sealant or APP membrane will work.
Waterproofing — Process & Warranty
A LoklFix free inspection covers: visual assessment of all affected areas, water ponding test on terraces to identify actual entry points (not just drip points), crack measurement, assessment of existing waterproofing condition, identification of root cause, material recommendation with brand and product name, and a written quote with number of coats and warranty period. The inspection takes 45–60 minutes and is completely free with no obligation to proceed.
Yes. Every LoklFix waterproofing job comes with a written warranty document specifying: the exact area treated, material brand and product name, number of coats applied, warranty start and end date, and what is covered (water ingress through the treated area) and what is not (structural movement, third-party damage). Warranty periods: polymer systems 5–7 years, PU systems 7–10 years, basement crystalline systems 10 years.
A properly waterproofed Bangalore terrace requires: (1) Surface preparation — hacking failed waterproofing, cleaning, repairing cracks. (2) Primer coat — one coat of polymer primer, fully dry. (3) First waterproofing coat — full coverage. (4) Second waterproofing coat — after first coat is fully dry (24 hours minimum). For terraces with cracks above 1mm, a fibre mesh is embedded between coats. Single-coat application is the most common shortcut that causes rapid failure — always confirm two or three coats with mesh are specified in your quote.
A standard 500–800 sqft Bangalore apartment terrace takes 2–3 days: Day 1 — surface preparation, crack repair, primer. Day 2 — first coat. Day 3 — second coat. The surface must not be exposed to rain for 7 days minimum after the final coat. A bathroom waterproofing job takes 1 day. A basement waterproofing job with PU injection and crystalline takes 3–5 days depending on scale. Waiting for full cure before tile-laying or use: 7 days for polymer, 14 days for crystalline.
Tank Cleaning — Costs & Process
Water tank cleaning in Bangalore costs ₹749 for tanks up to 1,000L, ₹999 for 1,000–2,000L, ₹1,499 for 2,000–5,000L, ₹2,499 for 5,000–10,000L underground sumps, and ₹3,999 for 10,000–20,000L. All LoklFix cleans include 7-step process: dewater, scrub walls and floor, high-pressure wash, disinfectant application, rinse, UV sterilisation, TDS measurement, and WhatsApp before/after photo report.
Every 6 months minimum for BWSSB pipeline-fed tanks. Every 4–5 months for borewell-fed tanks — borewell TDS in Bangalore ranges 400–900 ppm, causing faster sediment accumulation. Every 4 months for lake-adjacent areas (Hebbal, Nagavara, Horamavu) where iron content causes rapid discolouration. Tanks that exceed 12 months without cleaning develop biofilm layers that require more intensive cleaning and sometimes disinfectant soaking. Annual cleaning is insufficient for most Bangalore water supply conditions.
TDS (Total Dissolved Solids) measures the concentration of dissolved minerals in water in parts per million (ppm). Acceptable drinking water TDS: below 500 ppm (WHO standard), below 300 ppm (ideal). Bangalore borewell water typically ranges 400–900 ppm. BWSSB Cauvery supply: 150–300 ppm. After tank cleaning, TDS typically drops 30–60% as the sediment layer contributing to high readings is removed. We measure TDS before and after every clean and send both readings via WhatsApp.
LoklFix's 7-step process: (1) Full dewatering using submersible pump. (2) Manual scrubbing of all tank walls and floor with food-grade cleaning agents. (3) High-pressure water jet wash of all surfaces. (4) Food-grade disinfectant application — 30 minute dwell time. (5) Clean water rinse until discharge runs clear. (6) UV sterilisation of refilled water. (7) TDS measurement + WhatsApp report with before/after photos and readings. Time: 2–5 hours depending on tank size.
Overhead tanks (above-ground, typically 500–2,000L) are accessible by ladder and cleaned from above. Sump cleaning (underground tanks, typically 5,000–20,000L) requires confined-space entry after full dewatering with a submersible pump, and professional dewatering equipment. Sump cleaning takes longer (4–8 hours vs 1–3 hours for overhead tanks) and costs more due to equipment required. Both require the same 7-step cleaning process — the method of access and dewatering differs.
Rainwater Harvesting — Rules & Costs
Yes. Under BWSSB regulations, rainwater harvesting is mandatory for all buildings in Bangalore above 1,200 sqft (for buildings built after 2011) and for all plots above 30×40 ft (for buildings with BWSSB water connection). BBMP's building plan approval has required RWH compliance since 2009. Non-compliance results in a penalty of ₹5,000 per month until a compliant system is installed and BWSSB issues a compliance certificate.
BWSSB charges ₹5,000 per month for buildings that do not have a compliant rainwater harvesting system and have received a compliance notice. The fine starts from the month of notice, not the month of installation — so a 3-month delay costs ₹15,000 in fines on top of the installation cost. BWSSB enforcement has increased significantly since 2023, with ward-level inspections in many North and South Bangalore areas. Installing a compliant system and getting the compliance certificate is the only way to stop the fine.
A basic BWSSB-compliant recharge pit system (for a 30×40 ft plot) costs ₹15,000–₹25,000 installed. A medium system with storage tank for domestic non-potable use costs ₹35,000–₹65,000. A large system for a villa with both recharge and storage costs ₹60,000–₹1,20,000. Apartment society systems covering full building terrace area: ₹40,000–₹1,50,000 depending on the number of recharge pits required. All installations include BWSSB compliance documentation.
Physical installation takes 1–2 days. BWSSB compliance certificate after installation: 7–15 working days if documentation is complete. LoklFix prepares all BWSSB compliance documentation — site photos, system specification, and the compliance report format required by your local BWSSB sub-division — as part of the installation scope. The customer submits to BWSSB and LoklFix provides follow-up support for any queries.
Choosing a Contractor
Ask four questions before selecting any contractor: (1) What is your diagnosis of the root cause — not just the visible symptom? (2) What material brand and product name will you use, and how many coats? (3) Do you provide a written warranty — if yes, what does it cover? (4) Will you hack off the existing failed waterproofing or apply over it? A contractor who can't answer all four clearly is cutting corners on at least one of them. The cheapest quote almost always skips surface preparation and applies one coat instead of two.
Five essential questions: (1) What is the root cause of this specific leak? (2) What material are you using — brand name, product name, and application rate? (3) How many coats, and will there be a primer coat? (4) What surface preparation will you do? (5) Do you provide a written warranty with start/end date and what's covered? Red flags: can't name specific material, offers to apply over existing coating, provides verbal-only warranty, quotes significantly below market rate for the work described.
LoklFix is a managed service — we own the customer relationship, manage the inspection, specify the scope and materials, and guarantee the warranty. We work with trained contractor partners who execute the work. You deal with LoklFix from inspection to warranty claim. This means one point of contact, consistent quality standards, and a single warranty document that doesn't depend on a subcontractor staying in business. Our contractor partners are vetted and trained on our material specifications and surface preparation standards.
The free inspection removes the main barrier that stops people from getting their waterproofing problems diagnosed early. Most Bangalore homeowners delay getting quotes because they assume inspections cost money and they'll be pressured to buy. Our inspection is genuinely free with no obligation — you receive the diagnosis, photos, and written quote, and you decide. We make money only when you approve the job. The inspection is also how we do our job correctly: diagnosing root cause first means we specify the right treatment, which means the job works, which means you tell your neighbours.
