The Situation
A residential property in Sree Narayana Nagar, Chikkadunnasandra had three simultaneous water problems — each in a different area of the home, each with a different root cause. The homeowner had been dealing with dampness, peeling paint, and standing water for over a season without a permanent fix.

Rising damp at the floor-wall junction indicates failed waterproofing membrane below tiles. Water seeping under tiles, wicking upward and pushing through the paint above. The drain outlet collar had also failed — water entering around the drain perimeter.

Drain outlet completely blocked. No drainage slope — floor was laid flat, so rainwater had nowhere to go. Standing water on the slab was already seeping into the slab structure and would cause ceiling damage to the flat below within one monsoon season.

Key Lessons From This Job
1. Address all water problems at once
This property had three separate water issues. Fixing only one or two would have left the others to worsen over the monsoon. Treating all three in a single mobilisation also saves significantly on labour — one contractor visit, one setup, one cleanup.
2. Balcony drainage slope is non-negotiable
Flat balcony floors are one of the most common construction defects in Bangalore apartments. A 1:100 slope (1cm drop per 1 metre of floor) is the minimum required for water to drain. Without it, every monsoon creates a mini pond that slowly destroys the slab below.
3. Corroded drain collars cause more damage than they appear
The kitchen drain collar failure in this case was invisible from the outside — the tiles were intact, the wall looked normal. But water had been escaping around the drain for months, saturating the substrate and causing the wall seepage visible in Images 1 and 4. Drain collar replacement is a ₹800 fix that prevents ₹50,000+ of damage.
4. Pre-monsoon timing is everything
